VETERAN

VA loans are certainly the most advantageous loans available.

VA loans have amazing features:

  • among the lowest fixed rates available
  • allow for the highest DTI in most cases
  • 0% down payment in most cases
  • No MI even at 0% down
  • Loan Amount above conforming limits

CONFORMING

Conforming Loans are loans offered or guaranteed by Fannie Mae and Freddie Mac. In most cases, they are the guarantors, not the originators. They offer very versatile guidelines and have competitive rates. Conforming loans allow for as little as 3% down payment. Conforming loan amount limits are determined each year for each county and make adjustments for high cost of living.

FHA

FHA are designed to help first time home buyers, although technically multiple FHA loans can be owned at the same time.

They offer unique features such as:

JUMBO

Jumbo loans are generally considered loans with loan amounts above the conforming limit.  Rates and terms vary a great deal. Portfolio loans are loans the bank ‘keep on their books’, which means they do not sell them to the secondary market (i.e. outside investors). That means they can offer terms that are unique, as long as they are within the limits required by federal regulation.
